Chimney and flashing leaks
Leaks around the chimney stack
A chimney can let water in without the roof being involved at all. A cracked crown, a missing cap, spalled brick or eroded mortar joints all admit water into the stack, where it travels down and appears inside looking exactly like a roof leak. Because the symptom is identical, chimneys are a common source of leaks that have been repaired at roof level more than once without success.
Fairbury gets the full range — freeze-thaw cycling through winter, severe convective storms with hail and straight-line wind in spring and summer, and enough temperature swing between them to work every joint on the roof loose. Freeze-thaw is the quiet one: water finds a hairline gap in flashing, freezes overnight, expands, and opens it slightly wider, repeating through a Livingston County winter until a joint that was watertight in October is leaking by March. Spring brings the loud damage, and derechos have put straight-line wind through this region at speeds that take ridge caps and whole shingle courses. Housing stock here is older than average, which means a lot of roofs where the flashing has already been through several decades of that cycle.
Fairbury has a population of about 3,633, and the housing stock here sets the pattern for what fails first on a roof.
Both present almost identically. Flashing leaks usually show at ceiling level where the stack passes through; masonry leaks often show lower, on the breast itself, and worsen with wind-driven rain from a particular direction. Checking both before working on either saves repeating the job.
More so, arguably. An open flue on a disused stack takes rain straight into the structure with nothing drawing it back out, so the masonry stays wet and deteriorates faster than one in use.
